The Woodlands is a subdivision which was developed in the late 1970’s consisting of approximately 350 acres, and located on the south side of Canyon Lake about halfway between the east and west ends of the lake. The Woodlands offers a little of everything that Canyon Lake and the Hill Country have to offer. Built around one of the highest points on the south side of Canyon Lake, impressive hill views are abundant from most lots in the subdivision. Water views are not as common as some of the waterfront subdivisions, but there are several areas that open up to the lake, and those have breathtaking water views since they are at such high elevations. The Woodlands is also home to the Canyon Lake Golf and Country Club, which has an 18 hole golf course, full service restaurant and club, and a pro shop. Being situated so close to the lake, the golf course has some beautiful scenery, and golf course lots are available for purchase as resales. The finishing touch is provided by Comal Park, which is located about a half mile from the subdivision. Comal Park is a waterfront park which is owned and maintained by the Army Corps of Engineers. It has 2 public boat ramps, camping, hiking, and swimming areas, and being on a large cove, it is known for it’s great water skiing and wake boarding.

Houses for sale in the Woodlands have a fairly tight range from about $200,000 to $300,000. Since it’s original development, the Woodlands never had an abundance of houses, but the ones that were built were nearly all custom homes, and they are all very well done. Builders just recently discovered this subdivision as a great area to build 2,000-3,000 sq. ft. spec homes, so we are seeing a lot of very nicely done new homes that have at least 80% masonry. The lots in the Woodlands are nearly all one half acre or larger, so yards are big, and most are professionally landscaped. Lot prices are affordable at $30,000-40,000. Building restrictions are a minimum of 1400 sq. feet in all but unit 4 and golf course units, which are 1,800 sq. ft. All residences must be full enclosed, which prevents anyone from building homes on stilts or piers.
