Kings Cove is a gated community on the southwest
shoreline of Canyon Lake adjacent to Cranes Mill Marina.
This relatively small, quiet subdivision was cleared
of nearly all cedar prior to it's development in 1995,
and is known for it's rolling fields, mature oak trees,
and panoramic views. The lot sizes range from .75
acres to 3 acres, with a total of 39 lots. An additional
12 lots are behind the gates of Kings Cove on Shore
Point Dr. For a total of 51 lots. Although the developer
sold out his available inventory years ago, resale
lots are on the market at the current time.
The average price per acre is $175,000-275,000 for
waterfront, and $60,000-115,000 for water view and
hill view. The developers of Kings Cove made certain
that this would forever be an aesthetically pleasing
subdivision by establishing strict but not unreasonable
deed restrictions. The minimum square footage for
a waterfront home is 2,300 sq. Ft., and for non-waterfront
1,900 sq. Ft. The exterior walls of all homes must
be 80% masonry, and building plans must be approved
by the architectural committee prior to the beginning
of construction. A lot of care and thought was also
put into the establishment of building set-back lines
that ensure no home owner's view can be blocked by
another structure.
Also available to all residents of Kings Cove is
a beautiful waterfront park area that consists of
approximately 10 acres, with plush green grass and
mature oak trees. Since the shoreline of Canyon Lake
is owned by the U. S. Army Corps of Engineers, residents
of Kings Cove have use of the entire shoreline for
hiking, fishing and other activities.
