Canyon Lake Hills is one of the original lakeside
subdivisions at Canyon Lake. Developed in the late
1960’s, it is also one of the largest. This
subdivision has approximately 2500 lots, and covers
a large peninsula on the southern shore of the lake
with waterfront on 3 sides. “The Hills”
as it is called by the locals, is known for having
an eclectic mix of homes, everything from the 1200
sq. Ft. Weekend lake home to the 6,000 sq. Ft. Waterfront
estate. It is also known for having a very active
civic club and homeowners association which does a
fantastic job of keeping the area attractive and maintaining
the pool, tennis courts, basketball courts, and parks.
The Corps of Engineers maintains two boat launching
ramps within the subdivision, one of which has a full
service hotel right next to it in The Lakeview Lodge.
Winter Texans have been coming here for many years
and purchasing affordable, well-built, and attractive
second homes. Prices for 1,000-1600 sq. Ft., 2-3 bedroom
homes range from $100,000 to 175,000, with more than
a few being traditional “lakehouses” built
on piers with parking under the house and decks galore.
Local builders have also discovered that Canyon Lake
Hills is a great place to build new “starter
homes”, and we are seeing more of those every
year. Lots can be purchased for as low as $7,000,
so it helps the builders keep their sale prices affordable.
But it is not all economical. With a very long and
beautiful shoreline, there are also many big and beautiful
waterview homes that range from $300,000 to $400,000,
and waterfront homes that range from $400,000 to $1,100,000.
